The villa is set on the hillside of the sought after area of Kargicak, pronounced Kar – gi – jak . This neighbourhood is in the popular Turkish touristic City of Alanya in the Antalya region of Southern Turkey.
This region of Alanya is an area which has developed over the past 15 years attracting the more discerning investor who desire more exclusive properties. The area mainly consists of villas with limited numbers of apartment blocks restricted to 5 storeys only.
Kargicak is a picturesque, quiet, peaceful location but surprisingly easy to access local shops, beaches and services.

The size of the villa footprint is around 150 m2.and sits on an extremely generous plot close to 1000m2.
There is useable space right around the whole of the villa.

There is plenty of room for any green fingered garden enthusiast to continue planting fruits they love. Most will grow well in the climate including avocado, pear and peach. Cherries need higher land but at 10tl a kilo in the markets there is no need to be concerned.
Tomato, cucumber and other vegetables would also flourish in the warm climate.
We find it amusing when buyers looking for a holiday/retirement home get overly concerned with the m2 figures for inside space.
With a Mediterranean climate outside space is far more important than inside space. You live outdoors for 8/9 months of the year. You use your villa to sleep in!
It is also very important to consider the quality of you outside spaces, to prioritise outdoor living spaces that are suitable for eating, for reading and relaxing, for shade, for sun and for peace and privacy.
We often hang hammocks underneath the tall palms in the summer time for an afternoon snooze or a read in the shade. At different times of the year you can enjoy the fruit from the garden including green olives, oranges, limes, figs and grapes.

The gardens at the far side of the villa overlook natural pine forest and are lined with bougainvillea and oleander.

The villa garden at the back is protected by the most amazing stone wall which is home to a large family of red squirrel who are cheeky enough to swing from the wall to the treetops in search of food. There is a BBQ area and fire pit under the shade of the large, fully grown ficus trees which can be enjoyed both day and night.



The private pool takes pride of place at the very front of the property and has an amazing view over the mountain. The olive trees and hibiscus shrubs provide a natural screen to increase privacy from above.
There is nothing like having your own pool. To be in complete control over who uses it and how they use it.
If there are inflatables in it – you have chosen it.
Once you own your own pool you will find there is no going back to communal pool and gardens.
Privacy in your own home is essential and this villas gives you that and much much more.
The private pool has a large terrace around it for sunbeds and the shade of two olive trees for al fresco dining.

There is a large raised shaded veranda close the pool’s edge with comfortable antique furniture which can offer perfect shade from the hot sun.

The Stunning Roof Terrace

On the side of the villa there is a staircase leading to a vast marble tiles roof terrace with breathtaking views of the coast and the foothills of the Taurus mountains. You can see the whole coastline to The Castle in Alanya from this roof terrace.

You will also find two white pagodas under which there is another eating area with a huge pure granite and wrought iron dining table set next to the roof’s built in BBQ and a wonderful wrought iron day bed for afternoon snoozes or for evenings with a shisha pipe looking up at the stars.
The Roof Terrace has huge development potential. It is almost half the size of the villa’s footprint and provides outside living space for around 8 months of the year. A more sheltered structure could be built to ensure increased privacy, additional guest sleeping areas and/or a Winter lounge, which is something new neighbours to the site are exploiting after purchase.


This outside living space is also in addition to the villa’s 150m2 living space. It overlooks the pool, gardens and mountains and is a very welcome shaded lounge area for reading, relaxing and chatting.
This large raised veranda has marble floors and is very well insulated from the hot sun by the thick ceiling which forms part of the floor of the roof terrace

The living area also has a large working fireplace for Winter months.
There is a large patio door leading on the veranda which is really an extension of the lounge and an ideal spot for utilising its shade when the sun is too hot. You have great views from the veranda of the garden, pool and mountains.
The kitchen has a gas hob, an electric fan oven, dishwasher and integrated fridge freezer and plenty of solar powered hot water supplying the house most days of the year. There are kitchen utensils, glasses, cutlery and crockery. Everything stays in the villa when it is sold.
There is a good solar powered hot water system with a back up immersion heater for cloudy days in the Winter.
There is existing plumbing in the villa for underfloor heating and it would cost around 1500 TL or so to get the system running for heating in the Winter.
The galley style kitchen leads from one corner of the lounge and there is a patio door leading onto a patio with a wrought iron pagoda in the back garden. Perfect for shaded breakfasts in the height of the summer.

The attractive bathroom is tiled with cream antique tiles. It has a double vanity unit, storage below and to the side of the sinks units.
This large family bathroom has a twin vanity unit, walk in shower, WC and bidet. There is also plenty of built in storage including a cupboard housing the washing machine. The walls are tiled with warm antique mediterranean stone tiles.

There is a second guest WC and washbasin with enough room and adequate draininage to house a second shower. This bathroom is also tiled with the same tile as the main bathroom.



The villa site is extremely well managed and maintained. The contracted Management and Maintenance Company is a hugely respectable group with years of experience.
They employ and oversee the work of a full time gardener and night security on behalf of the residence.
Gardening times are allocated on a rota basis twice weekly. This ensures that your beautiful garden is maintained and watered regularly in the heat of the summer even if you are unable to be there.
The annual site fees (currently 2  x 6 monthly payments of 3200 TL) include provision of a gardener on a rota basis across all the villas on site. He ensures your grounds are kept tidy and weed free as well as ensuring they are well watered even when you are not in residence. The fees also provide for a nighttime security guard and perimeter electric lighting to all villas on site


The size of the villa is around 150 m2, the roof terrace is half the size of the whole villa and everything sits on a plot much larger than any other villa on the site with close to a 1000m2 footprint.

The neighbours of Honeymoon Villa are Dutch and only visit a few weeks every year. They are also very respectful of privacy.
You are protected from neighbours next door by a huge natural screen of beautiful bougainvillea. Its nothing personal but we like to bathe privately.
It would be very easy to ensure complete privacy from above by more planting and discrete screening.
